Swindon Borough Council and The New Swindon Company are delighted to announce that they have selected Modus as their preferred development partner for the Granville Street redevelopment. Negotiations will be carried out over the next few weeks to formally agree a Sale and Development Agreement.
The core site is a 2.1 acre council owned car park on Granville Street and falls within The New Swindon Company's Regeneration Framework which aims to deliver 90,000 sq m of office space, 100,000 sq m of retail and leisure and 3,000 new homes by 2016.
The Modus scheme is the preferred option from a shortlist of four developers for this exciting town centre mixed use opportunity. Its 34,000 sq m scheme comprises of around 170 apartments, an open retail scheme which will link into the Brunel Centre at upper and lower levels, a cinema complex, hotel and underground car park with 700 spaces.
The Council and The New Swindon Company have been keen to select a scheme which will create new high quality mixed use quarter extending the prime retail area of the town centre and create a sustainable evening economy. The architects Bernard Engle have created an innovative scheme, expanding the retail offer and introducing a unique new food hall with an eclectic mix of quality food retailers and restaurants, both which will compliment the wider town centre regeneration. Peter James, Chief Executive of The New Swindon Company is enthusiastic about the scheme, "Modus have provided a compelling design which integrates well with the existing townscape and sets the quality standards for the other regeneration projects planned for the town centre".
The Council is committed to bringing forward the best scheme for Swindon and is now keen to progress with the legal negotiations.
Modus are currently involved with the Grand Arcade shopping centre in Wigan which is due to open in September 2007 and Windmills Shopping in Smethwick which opened in November 2005.
